How the calculator works
The three formulas behind the results:
- Occupancy = rooms sold ÷ rooms available × 100
- ADR (average daily rate) = room revenue ÷ rooms sold
- RevPAR (revenue per available room) = room revenue ÷ rooms available — equivalently ADR × occupancy
RevPAR is the industry's core performance metric because it includes empty rooms in the denominator: it punishes both over-discounting and vacancy. Use the same period for every input (one night, one month) and net room revenue — no taxes, no F&B.
How to read your result
Compare RevPAR against your own property (same month last year) and your competitive set, not against a universal number. If ADR is healthy but RevPAR lags, you have a demand problem; if occupancy is high but RevPAR lags, you're underpricing. And if both look fine, check your net RevPAR: a booking that arrives through an OTA nets 15–25% less than the same booking on your own website.

What is a good RevPAR?
There's no universal benchmark — location, category and season change everything. Benchmark against your own history (same month last year) and your competitive set. A RevPAR index below 90 vs your compset signals a pricing, product or distribution problem.
Should I use gross or net revenue?
Net room revenue: exclude taxes, resort fees and F&B. Consistency matters most — mixing gross and net across months makes trends meaningless.
