## Overview

The formula

Occupancy = room-nights sold ÷ room-nights available × 100, where room-nights available = rooms × nights in the period. A 40-room hotel over a 30-night month has 1,200 available room-nights; selling 880 of them is 73.3% occupancy.

Reading occupancy correctly

High occupancy is not automatically good news: if you fill the house at deeply discounted rates, RevPAR — occupancy × ADR — can be lower than running 70% at a healthy rate, with more cleaning and breakfast costs on top. Occupancy answers "how full"; pair it with ADR and RevPAR to answer "how profitably full".
